Notice of initiation of a building plan

The Pärnu Linnavalitsus publishes a notice pursuant to paragraph 128(7) of the planning Law (plans).

The Pärnu Linnavalitsus shall notify the Pärnu Linnavalitsus pursuant to paragraph 128(7) of the planning Act (plans).
By order No 512 of the Municipality of Pärnu of 19.09.2016, the drawing up of a building plan for the properties of Peetri tn 4 TN 4, Maarja TN 9 and 11 was initiated
.The planning area is located in the residential area of the old-Pärnu, in the quarter between the streets of Peetri, Maarja and Jakob. The area is a residential area with a previously built-up infra-structure, the contact zone of which consists of built-up residential land, predominantly in single-family housing and associated ancillary buildings,
.The estate of Peetri TN 4 is 889 m2, the building register States that the house-sauna is located on the land with a total floor area of 174 m2 and a cube with a floor area of 12 m2. The size of the land of Maarja tn 9 is 889 m2 and, according to the register of buildings, the total area of the land on which the house is built is 216 m2. The size of the land of Maarja tn 11 is 873 m2 and, according to the building register, there are no buildings or installations on the land. The land use control function on properties is 100% of small dwelling land (EE), which is in accordance with the current master plan and is not changed
.The area is covered by the detailed plan for the Maarja tn 9 site, established by order No 50 of the Pärnu Linnavalitsus of 21.01.2008, and by the detailed plan for the Peetri tn 4 site, established by order No 848 of 27.08.2004.

The applicant wishes to change the internal borders between the land. The proposed plots are Peetri tn 4-1132 m2, Maarja 9-858 m2 and Maarja tn 11-660 m2 respectively.
The planning Department of the Municipality of Pärnu examined the application and concluded that the planned activities did not have significant effects on the environment and that the building plan could be initiated as a
in accordance with the master plan.The task of drawing up the building plan is, in particular, to modify the internal boundaries between the plots of land, in addition to the plots of land, building rights, architectural and urban conditions. The building plan shall be drawn up in accordance with the general plan of the city of Pärnu and the land use control function on the land shall be small dwelling land (EE), which shall remain unchanged.

No need for studies.
