Notice of initiation of a building plan

The Pärnu Linnavalitsus publishes a notice pursuant to paragraph 128(7) of the planning Law (plans).

By order No 587 of 24.10.2016, the Pärnu Pärnu Linnavalitsus Government notified the Pärnu Municipal Government of the creation of a building plan for the property of Paide mnt 7. The planning area is located on the side of the Paide motorway in the Pärnu suburb. Some single-family houses, as well as unbuilt residential plots, the Reiu Forest and the pond, are close to the vicinity. On the properties on the Paide highway 3,5, 7 and 9 there are different buildings on the production complex.
The property size of Paide mnt 7 is 27772 m ². According to the register of works, the land is occupied by an industrial building with an undergoing construction of 4915 m ², a five-shell with an undergoing construction of 1591 m ², a finished product with an undergoing construction of 670 m ² and a boiler with an undergoing construction of 432 m ². The land use control function on the land is production land (T), which is in accordance with the existing master plan and is not changed. If the preparation of the plan reveals that it is capable of altering the main design of the plan, the need for an ex ante environmental impact assessment must also be considered
.The site is subject to the building plan for the properties of Paide MNT 1, 7 and 4b, as established by order No 60 of the Pärnu Municipal Government of 20.09.2001. Planning conditions amending the plan have been issued in the past, increasing the surface area of Paide mnt 7 by up to 10%.

The applicant would like to build a slicing hall in addition to the existing production buildings on the Paide mnt 7 site and to increase the existing building right in this connection, with a full construction of 40%
.The plan shall ensure the proportion of refurbishment in accordance with the current master plan and the standard parking on its land. Account must be taken of the protection zones of the sites of as Pärnu Vesi (well) and of the pond in the Reiu forest.
The task of drawing up the building plan is to determine the land construction law, architectural and urban conditions. The zoning plan shall be drawn up in accordance with the general plan of the city of Pärnu; the land use control function on the land shall be the production land (T), which shall remain unchanged.

No need for studies.
