Notice of initiation of a building plan

The Pärnu Linnavalitsus publishes a notice pursuant to paragraph 128(7) of the planning Act (plans).
The Pärnu Linnavalitsus announces - by order No 651 of the Pärnu Municipal Government of 30.11.2015, the drawing up of a Killustiku plan for the TN 2 complex was initiated. The planned property of 6 718 m ² is situated in the industrial area of the Niidu and, according to the register of works, a building with a built-on surface of 194 m ² has been built on it. The Savi tn 16 zoning plan, established by Decision No 60 of the City Council of Pärnu of 20.09.2001, is in force in the area. The land use designated in the current zoning plan for the land is 100% commercial land (Ä). The plan provides for a building of up to three decimal places (no restriction on the number of buildings), a height of up to 14 m, a surface area under construction of 3000 m ² (max. a full construction of 40%), parking on own land. The division of the Killustiku 2 property into two plots of approximately 3000 m ² and approximately 4600 m ² is planned, the surface area to be built is approximately 1 500 m ² (max. 50% full construction) and approximately 2 500 m ² (max. 54% full construction) respectively. The land use for both plots is reserved for commercial land (Ä) at 100%. New building areas are planned for the land to be constructed, where up to two commercial buildings up to a height of 16 m (max. three decks) are to be constructed. Parking is decided on its own land.
The task of drawing up the building plan is to divide the land into two plots, to identify the most suitable building plots and building rights for the plots, to determine architectural and building conditions. The zoning plan is prepared in accordance with the Pärnu urban development plan, while the land use management function in the area remains 100% of the commercial land (Ä)
